Villa Regastili 179,000 Euros
Villa Regastili is one of two villas for sale.  The larger villa is offered for 289,000 Euros. You can buy either one, or both (and use the second as a guest house, or continue to rent it as a vacation property as the current owners have done for the past 12 years). The properties are only minutes from the beach, shopping and restaurants, but far enough from the beach that late night summer celebrations are not a disturbance. Best of all, the airport at Lamezia Terme is 40 minutes away and there are many daily national and international flights.

The current owners purchased an abandoned farm 14 years ago, and over the course of 3 years and a substantial financial investment, transformed the entire property.  As well as renting Villa Regastili, the current owners use it to accommodate friends and family throughout the year.

Both properties are located at the end of a private road, and consist of approximately 1000 sq. m. of well-tended garden. In addition to herbs like rosemarie, oregano, marjoram, sage, thyme, etc., there are oranges, mandarins, lemons, grapefruit, plums, nectarines, figs, grapes, etc. And of course there are olive trees, with sufficient production to make your own olive oil.

The two villas are not directly connected, but do share a common wall. It would therefore be possible to create direct access between the two buildings, should a larger living space be desired. The current owners prefer the separation, even when hosting family and friends.

Villa Regastili (179,000) – This is the original house, built largely wth local stone. The age of the house is unknown, but when it was renovated 12 years ago, care was taken to reveal many of the stone features in the walls and passageways. The house has three floors, with a living area of approximately 80 square meters on the first and second floor (plus the ground floor with 5 cellar rooms).  On the first floor there is a large foyer, a bathroom (4 piece), living room and kitchen. In addition, there is access from the foyer onto a 15 square meter balcony with a 180 degree view over the Tyrrenean Sea and the Aeolian Islands. Marble stairs in the foyer lead to two bedrooms upstairs. Immediately in front of the house is an old, but very functional, wood bread/pizza oven. Under the terrace on the first floor is a sitting area of about 20 square meters that offers a shady area to eat or rest – something that is much appreciated in the summer. The low-maintenance garden is small (approximately 50 sm), but offers a lemon tree, a mandarin tree, a grapefruit tree, a plum tree and a pear tree. The 5 above-ground cellar rooms are all dry and provide ample storage. The laundry room is located in one of the rooms. Another cellar would make an excellent sauna room. And yet another could be converted into a bedroom with bath, office or studio. The pictures that relate to Villa Regastili are numbered 1 - 17 and make specific reference to "Villa Regastili".  

Main Villa – (289,000)  This house has approximately 170 square meters over two floors. In addition, on the ground floor there is a large garage and workshop accessible under a roofed-over portico. The main entrance to the house (through antique oak double doors) leads to a large foyer. On that lower floor there is also a storage room and a bedroom with a large walk-in closet and 4-piece en-suite bathroom with an over-sized floor-level shower. Under the stairs there is an office niche. The stairs to the second level open into a large (circa 60 square meter) open space. The open plan offers a breath-taking view of the Mediterranean from the kitchen, living room and dining room. Adjoining the kitchen is a laundry room and pantry. At the back of the living area is a hallway leading to a guest bathroom (4 piece) and another bedroom or office. At the end of the hallway is the backdoor leading to the roofed over carport. There are two terraces accessible from the living area. Facing southeast, and accessible from the kitchen, is a terrace of 15 square meters. On the southwest, facing the sea, is a 55 square meter terrace. Under the roofed-in part of the terrace there is an outdoor kitchen which, for much of the year, becomes an extension of the living and dining area. The sale would include the kitchen and the island, the wood stove, the built-in cabinets in the bathrooms, the outdoor kitchen, and the built-in wardrobe in the walk-in closet.

In addition to the numerous fruit and olive trees on the property, the Main Villa has a large organic garden which produces various vegetables and berries 12 months a year. Christmas dinner with fresh garden produce is always a treat!  The pictures numbered 18 - 49 relate to the Main Villa.
