Description
Casa Falconara is an elegant old stone townhouse with a large garden and a splendid panoramic view, in heart of one of the historic quarters of Arpino.

Two entrances on the ground floor lead into a generous sitting room. Owing to the slope of the land, this room which is ground level at the front, is already one storey high at the back, and has its own balcony, taking advantage of the panoramic view.

The lower level, which opens onto the garden, has the large kitchen and dining area.

The garden is laid out on several levels, similar to a terracing system, and offers a spectacular panoramic view of both the centre of the city of Arpino and the valley with mountains beyond.

The upper level has lawn and flowerbeds, and a spectacular dining terrace. The level below is where the current owner had envisaged applying to have a swimming pool, and then there is an area given over to olive trees.

The upper levels of the house have the master bedroom, which has an entire floor to itself, with an ensuite bathroom and private balcony overlooking the old quarter of Civita Falconara, a second bedroom, a storage or study area, and a second bathroom.

A full renovation was completed in 2020, and the building is therefore in excellent condition. It has a sectioned underfloor heating system and is powered by methane gas, plus a wood-air supply; a hot/cold air conditioning system, predisposition for the installation of an anti-theft system and double-glazed/wood frames, some with marble sills

In the heart of one of the most historic neighbuorhoods of Arpino, Casa Falconara marries modernity with respect for antiquity. A stone's throw from the centre of town, it is easily accessible and convenient for all town services.

Occupied since pre-Roman times, much of the Civita Falconara quarter, where Casa Falconara is situated, dates back to the medieval period. Only at the base of the walls can traces of the original Volscian settlement be found. And of course the decoration of the grandest buildings owes much to the great wealth of Arpino during the 1800s. But the winding alleyways, and the stone buildings climbing one above the other up the hillside are mostly medieval in character.

ARPINO AND THE CIOCIARIA

Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.

The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
