Description
Beautifully constructed substantial villa, on an elevated split level site with garden and extensive porch areas, it is built across three stories with the possibility to configure it as single residence or as two or even three apartments connected in a variety of ways. The wonderful house, in a tranquil residential neighbourhood yet within easy reach of commercial and entertainment districts, is as versatile as it is stylish and attractive. Accommodation of approximately 350 m² and currently in use as a bright and lively extended family home, it has additional attic space of 100 m² partially finished and at present designated as under construction.
The ground floor has a large porch area and courtyard linking the house to the garden which is lawned and has mature shrubs and trees providing privacy and shade. An entrance hallway welcomes us into the house and connects the spaces on this floor nicely and allows access to the upper floors via a stairway. We find a large double living room with a wall mounted marble fireplace and two separate doors out to the garden. Also on this floor we find a taverna area with sitting room which has another fireplace, a very well appointed and nicely fitted out kitchen and pantry. A double bedroom and a bathroom with shower completes the accommodation on this floor and this level also has a garage/cellar area and a technical service room.
The first floor is at second ground level and so also benefits from a generous porch, ease of access, with parking close at hand and ample opportunity for alfresco dining and outdoor entertaining. The entrance to the first floor opens to a central hallway which connects the rooms on the floor and extends to the stairway which ascends to the attic floor. We find a very comfortable and spacious living and dining area open to a very nicely equipped kitchen, a bedroom with a balcony, a master bedroom also with a balcony and en-suite bathroom, a third bedroom with balcony and a main bathroom with shower.
The attic floor is registered as ‘under construction’ and needs to be finished. It is handsomely proportioned for a two bedroom living area and rooms have been laid out including an open plan space for living and dining with kitchen, two rooms to be used as bedrooms and a master bathroom. The critical structural work and services are essentially complete with decorative elements really all that are required to turn this space into a very habitable, comfortable and bright living space.
This property is versatile, attractive, and in an excellent location. It has ample space for a large or extended family and can be configured and connected as suited, addressing the demands of the present yet ready to adapt to the needs of the future. This is true not only of the building itself but services include a 6kw photovoltaic system which is highly advantageous now and could even be developed further, this is true too of the heating system, a biomass furnace with excellent modern plumbing including a reserve autoclave. The house is surrounded with a very nicely laid out garden and courtyard space of 1000 m² planted with many mature shrubs and trees. A marvellous property on a fine site in a good neighbourhood.
Castelliri is one of the towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy. The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Castelliri itself is temperate, less than an hour's drive brings you to the winter ski slopes.
Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicised regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the towns of Castelliri, Veroli, Arpino, Alatri or Alvito or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
