Description

Villa Guardiola is a 400 square metre house in a quiet residential area that is nonetheless very convenient for main roads. The property enjoys beautiful sweeping views capturing the roofs of the historic village centre nearby and extending over the valley to the distant mountains beyond. The original old house has been extended by an interconnected modern wing - all parts are therefore accessible internally, but there are also independent entrances to the entertaining section (the ’taverna’) and to both wings. The villa itself has sweeping views across the valley and towards the old town. It is less than five minutes walk from the picturesque historic centre of the old part of the town of Arce, with its charming cafes, shops etc, and a similar distance from a large modern sports centre, which offers a wide variety of basket and ball games. It is less than 10 minutes walk, or a minute or so’s drive from the local railway station, and also from the main road and the shops, services and restaurants of the new town. A major railway station is less than 10 minute’s drive and a smaller local station is within walking distance of the home.

On the ground floor, facing the pool, there is a large and elegant taverna, with an attractive kitchen at one end, and a double stonework feature at the other, framing a window - one half of the stonework feature is a fireplace, the other is a decorative matching false fireplace. Behind the false fireplace there is a corridor leading to a bathroom and to the two garages (one of which also has plumbing for a sink). Two large sliding glass doors, one at the side of the sitting area, one beside the dining table and kitchen, open onto the patio, front garden and swimming pool.

Elegant stone stairs lead up to the first floor, from which you can access two separate living areas and also a large terrace with shared access from both areas. On the one side, above the taverna, there is a kitchen (opening onto the terrace), a living room with fireplace and wide balcony overlooking the front garden, two bedrooms and a bathroom. (The living room could also become a seventh bedroom if desired.)

On the other side, there is a living room with fireplace, which opens through a large archway into a dining room, from which you can reach the kitchen, which also opens onto the shared terrace. A wooden staircase leads to the upper floor, where there is a landing with a spacious master bedroom and bathroom on one side, and a corridor leading to three further light and airy bedrooms and another bathroom on the other. The master bedroom, landing and corridor all open onto a further large balcony; the master bedroom also has its own private balcony, and the three bedrooms share access at the end of the corridor to a further balcony of their own.

Villa Guardiola benefits from excellent road access - Rome and Rome Fiumicino airport are barely 90 minutes away, and Rome Ciampino airport is only just over one hour's drive.

THE CIOCIARIA

Villa Guardiola is situated just outside one of the many beautiful medieval and renaissance towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.  The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arce itself is temperate, less than an hour's drive brings you to the winter ski slopes.  

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Arce or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
