Villa Mazzetti is located just outside Isola del Liri. the Town of Waterfalls, in Via Privata Mazzetti, in a dominant and panoramic position.   It is an enchanting detached modern villa of 500 sq.mt. (commercial measurement format) with large windows, huge terraces, adjoining garden and land with olive groves totalling 8,000 sq.mt. 

The external structure of the villa has been completed, but it is not yet fitted-out internally.  Thus the internal layout can be varied to meet the purchaser’s requirements; however the planned internal layout planned includes:

• The SECOND FLOOR attic provides for the construction of an 8 sq.mt. corridor, a 5 sq.mt. bathroom, a 16 sq.mt. bedroom, an 18 sq.mt, bedroom, a single bedroom of 10 sq.mt. and finally a large 32 sq.mt. study. 

The villa has been constructed using reinforced concrete, with infill and external coatings.  The internal fittings and finishings including the utilities have not been installed. 

This entire area was once owned by the Mazzetti family, large landowners who worked for the noble families of Isola del Liri; in past centuries, there was a hunting lodge used by the nobles where the villa now stands: the ruins of this lodge were demolished and rebuilt to create this enchanting villa, surely one of a kind. 

This property also has excellent potential for its use:  in addition to the possibility of it being completed as a magnificent private residential home, it could become an interesting tourist / accommodation facility, an impressive event centre and/or restaurant  or a beautiful retirement home for the elderly.

ISOLA DEL LIRI AND THE CIOCIARIA

Isola del Liri, in Roman times called "Insula Filiorum Petri", or "the island of the Lords", takes its name today from the river that runs through it. The town boasts countless beautiful and interesting features, among which are the "Museum of the development of paper and telecommunications", in which the centuries-old paper-making tradition of Isola del Liri lives again and the spectacular "Grande" waterfall which, in the very centre of the town, cascades down about 30 metres and is the only such waterfall located within an historic centre in the whole of Italy.

Isola del Liri is a very interesting medieval town built on an actual island formed by the convergence of two rivers. The high street runs down the centre of the island, connecting the two graceful bridges, one of which overlooks the spectacular waterfall. Isola del Liri hosts many concerts, processions, festivals and other musical events throughout the year; it is twinned with New Orleans; and is renowned for its very fine fireworks displays which are centred above the waterfall and reflect in the water and spray. 

Isola del Liri is part of the the Ciociaria.  The Ciociaria region of Italy  is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Isola del Liri itself is temperate, less than an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns.
