Nel cuore del Corso Volsci a Sora, cittadina ad un’ora da Roma e Napoli e vicina alle maggiori località turistiche di Lazio, Abruzzo, Campania e Molise, è in vendita uno stabile storico. Costruito prima del terremoto del 1915, era già nei mappali delle carte sorane del 1790 e 1870 come proprietà della famiglia Macciocchi, notabili sorani. Il palazzo divenne il primo ristorante e albergo della nuova provincia di Frosinone nata nel 1927, per settanta anni, dal 1930 al 2000, è stato in funzione con circa 35 posti letto, salone ristorante e cucine. Tra i suoi illustri clienti anche il Re Gustavo Adolfo di Svezia. La storia del suo fondatore, che attraversa tutto il primo ‘900, si può trovare nel romanzo storico Uno e 50 di Maria Antonietta Rea. La struttura, consta all’incirca di 1000 mq, si presta, per la sua duttilità a più soluzioni, anche commerciali non essendoci unità ricettive a Sora, che arrivino a  circa 50 posti letto, per gruppi e iniziative turistiche a lungo termine. Esposto a sud-ovest, oltre alla centralità nella maggiore strada cittadina, composto da tre piani più piano terra, è ascensorabile. Il palazzo, da restaurare, si presta a soluzioni multifunzionali.

Composizione della residenza: appartamento a piano secondo con accesso dal vano scala comune, formato da cinque camere, un salone/pranzo, una cucina, un bagno, due corridoi, un ripostiglio, un terrazzo a cui si accede da una delle camere e che affaccia su corso Volsci ed un balcone a cui si accede dal salone/pranzo e con esposizione a su/ovest. Superficie totale catastale di 203 mq e della superficie lorda commerciale di circa 182 mq, il terrazzo di circa 29 mq ed il balcone di circa 5mq.
Composizione dell’albergo: superficie dislocata a piano terra, piano primo, piano secondo e piano terzo. Il piano primo, il piano secondo ed il piano terzo sono complessivamente di una superficie commerciale lorda di circa 480mq; mentre dislocato al piano terra e piano primo una superficie lorda di circa 280 mq ed un giardino di pertinenza di ulteriori circa 70 mq. Nel giardino è presente anche una centrale termica dell’albergo non più funzionante.

Composizione del piccolo deposito: locale lavanderia a piano secondo con ingresso direttamente dal lastrico solare/terrazzo con esposizione a sud/ovest della superficie totale catastale di 19 mq e della superficie lorda commerciale per il locale lavanderia di circa 9 mq ed il terrazzo di circa 110 mq;
L’accesso al fabbricato avviene direttamente su vicolo Macciocchi direttamente su scala comune in cui è possibile l’installazione di un ascensore per non abili.

In the heart of Corso Volsci in Sora, a town an hour from Rome and Naples and close to the major tourist resorts of Lazio, Abruzzo, Campania and Molise, a historic building is for sale. Built before the 1915 earthquake, it was already in the mappings of the Sorano maps of 1790 and 1870 as the property of the Macciocchi family, notables from Sora. The building became the first restaurant and hotel in the new province of Frosinone born in 1927, and for seventy years, from 1930 to 2000, it was in operation with about 35 beds, dining hall and kitchens. Among its distinguished customers was King Gustavus Adolphus of Sweden. The story of its founder, spanning the entire early 1900s, can be found in the historical novel One and 50 by Maria Antoinette Rea. The structure, consisting roughly of 1,000 square meters, lends itself, due to its ductility to multiple solutions, including commercial as there are no accommodation units in Sora, reaching about 50 beds, for groups and long-term tourism initiatives. Facing southwest, in addition to its centrality in the major city street, consisting of three floors plus ground floor, it is elevatable. The building, in need of restoration, lends itself to multifunctional solutions.

Composition of the residence: second-floor apartment with access from the common stairwell, consisting of five rooms, a living/dining room, a kitchen, a bathroom, two corridors, a storage room, a terrace accessed from one of the rooms and facing Corso Volsci, and a balcony accessed from the living/dining room and facing up/west. Total cadastral area of 203 square meters and of the gross commercial area of about 182 square meters, the terrace of about 29 square meters and the balcony of about 5sqm.

Access to the building is directly on Macciocchi alley directly on a common staircase where it is possible to install an elevator for the unskilled.
