Historical and geographic setting

The Cutino farmhouse is named after the local “aia”, a sort of square, which still exists and that for centuries was the main place to work, meet up and celebrate for the farmers of the area.
Built in the 1800s, the building is located in the comune of Sora. An ancient stronghold on the river Liri, this town on the border between Lazio and Abruzzo was founded long ago by the Phoenicians because of its strategic geographical position. It is located halfway between the Adriatic and Tyrrhenian Seas, Rome and Naples, North and South Italy.
The town of Sora borders with those of Arpino, the birthplace of Cicero, and Isola del Liri, the city of waterfalls, with the Nature Reserve and lake of Posta Fibreno, as well as the Abruzzo, Lazio and Molise National Park, the oldest and most important in Italy.


Type and characteristics

The farmhouse is made up of four floors, of which one is partially underground and three are above ground. There is a large portico with a terrace above, a pigsty, an oven, an equipment shelter and a garden. The building has three entrances.
Through a single stairwell, placed in the centre of the building you can access:
  • the underground floor, where there are two cellars, a bathroom and a door to the outside. One of the two cellars of the underground floor is carved into the rock, the other has a doorway to the land behind the house;
  • the ground floor, with its own entrance and which has: two kitchens, each with a fireplace and access to the portico, a living room with a vaulted ceiling and a large living room/master bedroom that overlooks the garden in the back;
  • the first floor, with its own entrance and where there are three bedrooms and a bathroom as well as the expansive and sunny panoramic terrace;
  • the attic, where there are two large areas. Together with the landing these make up a single space without internal partitions.
A feature of the building is that on the first floor there is an apartment made up of two rooms, a corridor and a bathroom. The apartment has an independent entrance and an access to the terrace. It was conceived to be independent from the rest of the house when necessary.
The building is habitable and has the necessary plumbing and wiring but it needs renovation work. Its load bearing walls are solid, stable and made from local stone, they are more than a metre thick and so provide excellent thermal and acoustic insulation.
The property for sale is completed by a flat field of 3100 square metres, partially cultivated as an orchard. Access from outside the property is through a private road attached to the garden and from the inside through a doorway on the North side of the house on the underground floor.


Position

The estate is in a favourable position. It is only 1 km from Sora, the main town centre in the vicinity, but remains shielded from urban traffic as access is through a minor road, with mostly pedestrians, and which protects all the area from noise and local traffic.
The nearby airports, motorways and train stations are but a stone’s throw away, as the farmhouse is only 2 km away from the Avezzano-Sora-Cassino-Formia Superstrada, 5 km away from the Sora-Frosinone-Ferentino Superstrada and less than 1 km away from the local train station.
The solar exposure is excellent for both the fields and the building, as is the noise level, thanks to their position.
The entire area, which was once agricultural, has been transformed in the recent years into a residential area, partly due to the presence of the Trecce sports centre, one of the best equipped in the vicinity.


Technical data

The total surface area of the building, including residential and non-residential, is about 380 square metres, the total volume is of 1080 cubic metres, the legal size according to the italian cadastre is 10.5 spaces, the area of the field is 3100 square metres.
The current legislation allows for either the restructuring of the building with the possibility of a significant expansion of the floor area, or demolition and reconstruction with an increase in volume.


Optional additions

For those who are interested, there is the option to add the following to the property on sale: a piece of land next to the farmhouse, on the southern side, with a surface area of 4500 square metres; an olive grove, 300 metres from the farmhouse and with an area of over 3500 square metres; another olive grove, about 6 km away from the farmhouse and positioned on a hillside, with 100 centuries-old plants.
