Building land for receptive use by the lake
In Perledo, in a high valued area, we propose a buildable area that can be converted into luxury hotel accommodation with a splendid lake view, located in a flat and partly rocky position, where three buildings can be set up, one of which by the lake, for a total volume of 4600 m3, with the possibility of a further volume increase of another 1500 m3. This incredible piece of land is connected to the lake through a tunnel passing under the Provincial Road suitable for the transit of people and vehicles, and it is possible to build an equipped beach to serve the future receptive structure. The P.G.T. also gives the possibility of constructing equipment for hauling boats, guaranteeing parking spaces for public and private use. The area is served by electricity, as well as by methane gas, considering that the pipes for the latter service are located under the road surface of Provincial Road no. 72, which fully perimeters the lot on the lakefront. The town of Perledo is situated only 5 minutes by car above Varenna, the jewel of Lake Como, ideally situated with road and rail connections accessing Milan directly within an hour. Extensive boat services for both foot passengers and vehicles run from Varenna to all ends of the lake. A service runs throughout the year with tourist boats in summer calling at many villages from Colico to Como and Lecco. Varenna itself is a charming town with excellent restaurants, bars and hotels. There are three artist's studios with paintings to take home as momentos of this special area of the Centre Lake of Como. St. Moritz and Bormio(with its two natural spas) offer outstanding winter sports possibilities within two hours. Madesimo for winter skiing and Valtellina with its speciality wines are less than an hour away by car.
