LEGAL SALE 11/06/2025 AT 11:00 - Right of full ownership (1/1) on an industrial opificio with a total commercial area of about 3532 square meters, which is spread over four floors, with exclusive courtyard, and adjacent agricultural land of 4610 square meters, located in the Municipality of Santa Maria Nuova (AN) in Via Risorgimento n. 4.
Ø The factory is spread over four floors, in the past the basement was at the time used as a warehouse and workshop; on the ground floor were the warehouse offices, as well as a second workshop; on the first floor there were administrative offices, with the addition of a large terrace; a second floor where there are still several rooms under construction, with a large part of the building elements remaining unfinished.
Outside the building there is also an exclusive courtyard.
To date it constitutes a unique body which, with a series of interventions, could also be divided into multiple independent rooms given its size and the independent splitting working between the S1 floors and the second. In this respect, therefore, the property is easily divisible.
The property is in a normal state of conservation only with regard to the existing external structures.
The internal part of the factory, however, has undergone numerous and repeated acts of depraving and vandalism, which have damaged the finishes and systems in an important way. The basement floor has a predalles roof floor, while the workshop on the ground floor is falsely ceilingd with corrugated sheet metal panels, which does not indicate the structural nature of the attic. The fixtures are made of aluminum.
The property has undergone repeated vandalistic acts over time and has been deprived of most of the fixtures and interior finishes; also over time, a series of extraordinary maintenance work has clearly been omitted. All the systems (if not removed) are not working and, in fact, are to be completely rebuilt. Externally there is a loading shed, built with a pre-built steel structure and sandwich panels with corrugated sheet roof.
On the mountain side, facing Via Risorgimento, the office volume on three levels is located. On the ground floor, the offices were located at the warehouses and the workshop; on the first floor there were administrative offices with entrance to the shoe shed and there is a large terrace; finally, on the second floor, there are rooms still under construction and a terrace, with the finishes of the internal construction elements remaining unfinished. This part of the building has also been the subject of vandalism and displacement.
Ø The lot includes a whirlpool of land of 4610 square meters, located downstream from the retaining wall that perimeters the above factory. The land is located in an agricultural area and is currently separated by other properties, as it is in no way connected to the driveway of the Municipality of Santa Maria Nuova. It is planted with various kind of ornamental trees; there are no crops in place.
This is a land no used due to its acclimivity.
