Description
Restored 17th century detached house with garden, for sale in Magliano di Tenna, Fermo, Marche, Italy.
Halfway between the Sibillini Mountains and the Adriatic Sea,is for sale this elegant building, completely restored, maintaining its original features . The residential building was completed in 1921, it is a family house built by the "D'Archì" family, nickname give to that family by the community of Magliano di Tenna as was the custom at the time.
The building was made of masonry full of very resistant light bricks, manufactured on site with the land of the plot on which the building was being built, in fact, the plots at the time were called "Fabbrica". The brick is therefore not only finely worked, as in the ashlar of the main façade, but has a fundamental structural function of resistance to seismic stresses and good thermal insulation. The floors are made of iron and brick beams. The roof is a "pavilion" pitch from a framework of wooden beams and brick tiles.
The most caracter of the building is the staircase, the central body of the building, finely decorated with the "marmorina" fresco technique. Like the staircase, the rooms under the windows are decorated with the same technique. In the building, which is a century old, both light and structural maintenance interventions have multiplied but its original layout, which was already functional and comfortable, has never been altered.
Main maintenance works carried out:
1989 - EXTRAORDINARY MAINTENANCE
renovation of the plumbing system, kitchen toilets and complementary works, construction of new copper gutters and downpipes
1990 - STATIC CONSOLIDATION INTERVENTION
construction of reinforced concrete sub-foundations slab - connection to the public sewer.
1992 - Replacement of metal gates and fences - realization of an adjoining area on the street side - authorization for driveways.

2008 - Extraordinary maintenance restoration and conservative rehabilitation - ground floor opening closing interventions - wall reinforcement by means of "cuci and scuci" - creation of collaborating screeds for the new flooring - replacement of all windows and shutters all certified - complete renovation of certified electrical system - complementary works
