Located in a charming village in the region of Monferrato this charming country house sits on the edge of a small hillside with wonderful views of your own vineyards and part of the village of Maranzana.
The area of Maranzana, with villages such at e.g. Mombaruzzo (famous for its Grappa and “amaretti” - almond cakes) and Alice Bel Colle (with is fantastic viewpoints and good restaurants) is one of the few truly undiscovered areas of Monferrato. It’s quiet, the scenery is amazing and yet you only have a few minutes’ drive and you are in Nizza Monferrato or Acqui Terme where you have the weekly markets, all the shops and plenty of cafés and restaurants. The area is really up and coming and one of our personal favourites.
The property we have for sale consists of 3 buildings: the main house, a side building and a large garage/orangery.
The main house is built in red brick and faces a private courtyard and the vineyards. The building is laid out over 3 floors. Ground floor consists of a living room with cantina at the back, an old kitchen with a storage room. On the first floor you find 3 bedrooms (2 with balconies) and a bathroom. Second floor, which is not renovated, holds the potential for creating a further 2/3 bedrooms. Roof is relatively new. Windows are good but single glazed.
