Ancient trulli house with adjoining rooms and appurtenant land.

LOCATION: this property is located in a quiet area about halfway between Martina Franca and Ceglie Messapica, easily reachable by asphalt road.
DESCRIPTION: the sale includes two units located in the center of almost two hectares of land. From the access driveway, we find on the right side the main house which includes a complex of trulli made up of five large cones and one smaller one, there is an entrance hall with an adjoining trullo with fireplace, two bedrooms, a bathroom, and a large room made up of two trulli where you can create the kitchen. On the main façade, there is a room with an ancient oven, not communicating with the interior of the house. On the left side of the access driveway, there is a large brick room with a fireplace alongside two ancient trulli.
CONDITIONS: the house was used until a few years ago as the owners' summer residence. It is in excellent structural condition but requires internal modernization essentially regarding the systems. In much of the main house, there is original chianche flooring, as are the plaster of the lime-painted walls and the internal doors. An excellent result would be achieved by renovating the interiors with new systems, including heating/cooling, and reusing the old floors and the original doors. The part currently used as a warehouse could be renovated to create an annex if it were possible to change its intended use.
INSTALLATIONS: there are electricity and water systems that require adaptation to current regulations as well as the installation of an Imhoff tank.
LAND: the property is located in the center of a mostly flat plot of land measuring approximately 18,000 meters, with the front part formerly used as a vineyard and now used as a seasonal vegetable garden while in the rear part, there are olive trees and fruit trees.
OUTDOOR SPACES: the property is entirely fenced with dry stone walls, has a driveway access gate and a long avenue that leads to the buildings in front of which there are paved squares.
