Main Features

Description

In the heart of the historic center of Grottaglie, a prestigious historic building dating back to the 1500s on two levels, ground floor and noble floor, with a large panoramic terrace and a wonderful entrance hall with internal courtyard.

It was known as the Palace of the "younger son" because the cadet family of the feudal lords lived there.

The construction of the building continued over time until it assumed its current shape, typical of the Neapolitan school of the 18th century, with a large entrance hall followed by a courtyard with a staircase leading to the gallery and to the upper floor.

The property for sale represents the ideal choice for those looking for:
– a property for sale in the historic center of Grottaglie;
– an ancient and charming property;
– a building to be used for income with tourist rentals (b&b/holiday home) or a property to be used as a prestigious private home.

The main façade and the two lateral ones are in Baroque style, with precious rose windows, stone balconies and an important entrance portal.

The Palace, immersed in the ancient alleys and the warm light of the Apulian stone, retains all the charm of its ancient splendour. In fact, the original floors, cement tiles and grits, the internal wooden doors, with their imposing carved frames and the wonderful eighteenth-century windows were preserved during the renovation.

An elegant door surmounted by a characteristic apotropaic mask (it was used to keep evil spirits away from the house) leads to the large entrance hall on the ground floor, which is overlooked by various rooms, some of which have further independent access from the street, embellished by the typical skilfully preserved star vaults.
At the end of the entrance hall, a magnificent courtyard encloses the staircase leading to the first floor apartment.

The first floor or noble floor retains the historic layout of the building and develops in a sequence of large and bright rooms, almost all connected to each other, which culminate in the wonderful central hall, characterized by a large star vault, supported by semi-columns and flanked by two small cross vaults.

Most of the rooms on the noble floor have magnificent Baroque doors, decorated with large and imposing frames. Even the windows of the representative rooms, located on the street front of the building, have large windows that recall the decorations of the doors.
Also on the first floor there is a balcony overlooking the courtyard and which leads on one side to a small warehouse once used as a dovecote and on the other to the access staircase to the terrace which offers a suggestive view over the entire historic centre.

The property can be used both as a prestigious private residence and as an accommodation facility.

The central location allows you to reach the main places of interest in the historic center of the city on foot in just a few minutes.

An easy 45-minute journey allows you to reach Brindisi-Papola Casale International Airport from the property, while in an hour and 10 minutes you can reach Bari Karol Wojtyła International Airport.

The Palace is located in a strategic point from which you can easily reach the most beautiful seaside resorts of Puglia, both those located on the Ionian coast, about 30 km away, and those on the Adriatic coast, about 45 km away.

The splendid Lecce, known as the Florence of the South, is 1 hour from the property; the magnificent city of Taranto, which was an important Greek colony of Magna Graecia and which has one of the most beautiful archaeological museums in southern Italy, is 28 minutes from the property. Bari, the capital of Puglia, famous for its Romanesque churches, the Castle and the Church of San Nicola, is an hour and 15 minutes from the property.

Ostuni, a renowned tourist centre, is 36 km from the property; Polignano and Monopoli, among the most beautiful towns on the Adriatic coast, are respectively 56 and 60 km away from the property. The medieval town of Oria, with its castle built by Frederick II of Swabia is 20 minutes away.
