3 bedrooms tower, 225 m² Bosa, Oristano (province)
Description
Property located in Via Santa Croce, Bosa
The estate is located in Via Santa Croce, the southern, mainly pedestrian parallel of Corso Vittorio Emanuele II, the main and most representative artery of the lower part of the historic center of Bosa.
In this particular area of the settlement, despite the urban fabric characterized by narrow streets, there is a larger size of housing units than in the other areas of the historic core.
As a result, the architectural typology of the house, tower-like, is developed in a wider and more spacious manner than the canonical typology common in the medieval centers. The construction quality of the large spaces that make up the property has been renewed by an important and recent restoration work, which has amplified the high architectural quality of the rooms through a careful selection of construction techniques, materials and finishes, combined with the ex-novo implementation of all systems, giving the historic property a living comfort perfectly in line with contemporary living standards.
Its functions are spread over five above-ground floors, with the degree of privacy of the rooms increasing as you go up the level: the large flexible room with autonomous services on the ground floor leaves room for multiple uses; followed, on the second floor, by the living area directly connected to the separate kitchen; the third and fourth levels accommodate the most private areas of the house and the bedrooms, while the attic is intended for technological installations. Windows on Santa Croce Street provide important diffuse and non-intrusive lighting at each level, to which the overlooks on the private interior interspace contribute. Internal distribution is ensured from the ground floor to the second through an original linear staircase, with two flights interspersed with a landing, while in the other levels it is ensured by a new wooden staircase designed as an elegant interior design solution.
The restoration work was based on the desire to preserve the characteristic aspects of this historic architecture - keeping the main original details including jambs, trachyte lintels and the ancient wood stove top - without sacrificing the possibility of meeting contemporary taste through a careful selection of materials, finishes and custom-designed furniture elements.
From a technical-functional side, the building consists of an entrance hallway, a large entrance cellar, a laundry room, a living/dining room, a kitchen, a pantry, three bedrooms, three bathrooms, a storage room, an under-roof technical room and an internal cavity.
The house is almost totally furnished with custom-made furniture. The kitchen is complete with all appliances, and the bathroom fixtures are of the suspended type, complete with bidet and walk-in shower. In the laundry room there is a washer-dryer machine and a storage system for heat pumps, the latter being present in all rooms. The building is also equipped with a television system, the provision for a data network, a VMC (controlled mechanical ventilation) system to regulate air humidity, and sewage lift pumps.
The area in which the building is located is equipped with all kinds of services: there are several businesses and public facilities. Several activities are also all easily accessible in the service sector (banks, etc...) and the commercial sector (small stores, bakeries, markets, fishmongers, pharmacy), and public places (pizzerias, ice cream parlors, rotisseries, bars, etc.). Both one of the parish churches of the town of Bosa, the Co-Cathedral of the Immaculate Conception, and the Church of the Holy Cross and the Church of the Rosary are located within a short distance. The living comfort of the area is only minimally affected by the noise pollution generated by the vehicular traffic of nearby main thoroughfares; however, as far as air pollution is concerned, this is little, since the area is sufficiently ventilated.
