Description
We are pleased to offer a property for sale in the San Giovanni di Sinis Nature Reserve in Sardinia, directly facing the sea. The villa is situated just a few steps away from one of the most famous beaches in Sardinia and can be reached through a private gate. The villa's location on the seafront makes it a unique and exclusive housing option.
The house was built towards the end of the 19th century and has since been renovated to make it suitable for residential living, while still maintaining its original features. The property is spread over two levels and can be accessed through a private garden. Upon entering the house through the front door, you will find yourself in a spacious living room featuring a cozy fireplace. The dining room and eat-in kitchen are also located on this level. An exit brings you to the private courtyard, with a shower and external bathroom, the barbecue area and a covered area for lunch and summer dinners protected by the surrounding walls. A wooden staircase leads to the first floor, where the three bedrooms and the bathroom are displayed.
Currently, in average conditions, the villa can be transformed into an exclusive residence through a possible renovation project. The house overlooks the spectacular panorama of the sea through the many windows and the large balcony. The private garden with driveway access completes the property.
A strong strip of land protects the northern side of the Gulf of Oristano, it is San Giovanni di Sinis, in the municipality of Cabras. It is a place where the shades of blue of the sea mix with the green of the Mediterranean scrub, the gold of the fine sand, and the sandstone ruins of the ancient buildings of the ancient city of Tharros which was a safe port for trade in the Mediterranean.
San Giovanni di Sinis is above all a jewel that preserves millennia of history and archaeology, and that still holds many secrets that no one has yet discovered. The first encounter is with the suggestive early Christian sandstone church built in the 6th century.
From a natural point of view, the beaches of San Giovanni di Sinis are all different in size; the beach known as "degli Scalini" is accessed via two wooden paths positioned on a rock wall. The beach can be narrow or more spacious, depending on the storm surges, and the seabed is characterized by the presence of shallows. “Lo Spiaggione," whose name speaks for itself, is a very wide, spacious beach and distancing is guaranteed here. A long walk on the shore will take you to admire the great Tower from below.
The promontory on which the Tower of San Giovanni stands, positioned 50 meters above sea level, was built during the period of Spanish domination to which Sardinia had to submit between the end of the 16th century and the beginning of the 17th century. In some periods of the year, it can be visited. From up there, you can enjoy an excellent view over the entire Gulf of Oristano and on the other side, you can admire the immensity of the Sardinia Sea, imagining that a few hundred kilometres away you can meet the coasts of the Spanish island of Mallorca. Also from above, it is possible to notice the large structure of the Phoenician-Punic city of Tharros, the archaeological area that can be accessed throughout the year. It is here that we find other beaches; an isthmus separates the open sea from the calmer sea of the Gulf.
