Description
Private owner sells a wide portion of a historic building dating back to the end of the 17th century-early 18th century (as you can see from the photos), as he spends a large part of his time abroad.
It spreads over 2 levels for about 220 sq m plus attic floor (its roof is 3.5 m high and measures about 80 sq m). On the ground floor is a lounge of about 10 m long and 5 m wide. It has about 8/9 m high ceiling and maintains its central wooden beam; 2 rooms of 25 sq m; a room of about 20 sq m and a bathroom with access room. On the lower floor: bathroom, laundry room, small kitchen (about 10-15 sq m) and a lounge of about 20 sq m, entrance hall (the hallway is about 2 m wide and 6/7 m long with ancient decorations). The first floor also includes a wide terrace of about 30 sq m (we've recently paved it...as you can seen in the new photos we added) from where you can reach the lower floor through a stairway and another terrace of about 25 sq m.
Outside there is an ancient well with a tank, and the total area is about 30 square meters (a garden).
The property has been renovated a few years ago by maintaining its original features, as you can see by the flooring in the lounge. The doors were all redone following the original design and materials (the orignal ones are now useless unfortunately). Water and electricity systems are only 8 years old, as well as the bathrooms.
This is a valuable property, as per its wide areas, its restoration and materials, for its history and position. Indeed it rises on the slopes of Etna Mount, overlooking the valley of the Bove.
Anyway it has some moisture in its walls due to the ashes of Etna that caused clogged gutters, so the water seepped through the ceiling (because of heavy rains in recent months). However we can solve this problem at the moment of the final deed.
The house is located at 4 km from Giarre (Riposto-harbor), 45 km from the Catania airport of Fontanarossa, 30 Km from Taormina, 21 km from the highway exit of Catania, 5 km from the marina of Riposto. The house could be lived in immediately (currently is inhabited by the owner).
We recently restored (even though it's not crefined) a "new" area (about 12-15 sq m), furnishing a new glass door and the restored front gate.
The building is located on the slopes of Mount Etna volcano which is in constant activity, and listed as a UNESCO World Heritage site in 2013.
