The property

This small house is located in the countryside in the suburb of Trabia in the province of Palermo on the north coast of Sicily.

The house is in good condition. It is modestly furnished and can be occupied immediately. For someone who only needs the essentials, namely a small house in the countryside from which you can reach the sea in about 15 minutes. The land registry states a total living area of 37 m² and the plot is around 700 m² in size. The house is accessed via a concrete driveway. It is a private road that is shared with the neighbors below the house. There is a small parking lot and from here a path about 25 m long leads to the house. Next to the house, the current owner has built a very nice terrace with an outdoor shower, behind the house there is a shed or an unregistered roof under which the garden furniture is stored in winter.


In front of the house, a comfortable metal staircase leads up to the roof terrace, from where there is a wonderful view of the sea. There is a lot of greenery around the house and olive groves begin behind the house. Many of our customers have now bought houses in this area, as there are hardly any cheaper opportunities in Sicily to buy a small house with a plot of land in a well-kept environment, and you can also be in Palermo in a good 30 minutes, or on a beach in Trabia or San Nicola in 15 minutes, where there are also all the shops.
Wonderful walks can be organized from the house to the Lago di Caccamo or to the mountain ranges around the house.
Externally, a few minor cosmetic repairs need to be carried out and some improvements could certainly be made to the interior.

Even though the seller lived here with his wife and three daughters during the summer months, it is a house for one or two people.

If you want to build a tiny house yourself, you will have to reckon with around twice the cost, including the plot. Here you have one, it doesn't get much cheaper than this.
