The detached Casa Mariella is located above the town of Partanna in western Sicily at an altitude of 400m.


Surroundings

This town of just under 10,000 inhabitants is dominated by agricultural production, mainly wine and olive growing. The beautiful sandy beaches of Selinunte or Triscina are about 15 minutes away from Partanna. The area is not used for tourism, which is why the village is as busy in the winter months as it is in the summer.


The property

The house is situated on the southern edge of the village, perhaps 100m above it, so that you can enjoy a wonderful view over the village to the north coast - which you can see on the horizon - from the whole property.
The house sits on a rectangular plot of approximately 2000sqm and is detached. It consists of the main house and an annexe as well as a partly covered terrace with barbecue.
In front of the house is a large terrace and one floor below is the parking lot for at least three cars.
On the terrace there is a covered area where you can sit and eat outside either in the shade or in bad weather.
In the house we have a large kitchen/living room; from here a few steps lead to the rear sleeping area, which is approx. 70 cm higher due to the hillside location. There are two bedrooms, a bathroom and a storage room. At the back of the house there is a small terrace where you can hang your laundry and a small laundry room with a washing machine and a shower (this small practical room is not cataloged).
On the other side of the house is the dependance, this is a studio where there is a bedroom and a spacious modern bathroom (this area is catastrophically a storage room).
The house is being sold furnished as it is, including air conditioning and a pellet stove in the living room. The house is currently occupied by a Scottish couple who have furnished it really nicely and also maintained it with a lot of love. They would like to sell the house as they would like to move in with their daughter who lives in Portugal
The house is connected to the local water supply, the signal for cell phone or internet reception is very strong (350 Mbps download and 40 Mbps upload).

Here we offer you the perfect house on the outskirts of the village, where you can reach everything nearby and still don't have to do any renovation work. The only thing would be that you could perhaps paint the outside of the house white, a small investment as the house is not particularly high and therefore no scaffolding is needed.
On the plot there are some fig trees, lots of fruit trees, lemons and oranges, olive trees, walnut trees and also large conifers that protect from the wind and sun. The driveway is pleasantly uncomplicated and the parking lot is suitable for three cars. There are two water tanks, which also collect rainwater and can be used for the garden.


Conclusion

Rather small but nicely finished house at a reasonable price.
