The medieval Village - The picturesque medieval village is approximately situated 850 meters above the level of the sea. The village could be adapted to various solutions. It could be used, for example, as a beauty spa, which would be a vacation centre for health and beauty, or into a logistic centre for agritourism, or as a cultural centre for schools or conventions, or as a place of retreat for religious communities. The buildings are constructed entirely of stone and typologically resemble the plans of the rural houses of The Casentino Mountains. Our personal opinion: A truly unique property with great potential for a commercial project in a very peaceful location in the heart of Tuscany. A once-in-a-lifetime opportunity.
VERY IMPORTANT NOTE. The village for its renovation/reconstruction has the opportunity to benefit from the SUPERBONUS 110% because, with D.L. 34/2020, converted into Law 77/2020, the Italian State has provided for a large tax relief under the "Decreto Rilancio" that allows a 110% deduction (for expenses incurred from 1st July 2020 to 31st December 2023) in the context of specific building interventions aimed at optimising and restoring all properties to increase their housing/reconstruction quality in order to improve energy efficiency as well as to reduce the seismic risk including the installation of photovoltaic systems. Compared to the provisions already in force, there are also other important innovations:
- you are able to take advantage of the tax bonus by transferring the credit and tax to banks and other financial intermediaries
- a discount on the invoice from the supplier of goods and services relating to the subsidised interventions
- you can receive cash through the transfer of the tax credit generated by the renovation and redevelopment works and, if you need it, you can ask for financial support to carry out the various types of interventions.
Other deductible expenses
In addition to the expenses incurred in carrying out the work, for the purposes of the deduction should also be considered other expenses such as those for the design and other related professional services (such as those for the preparation of energy certification), those relating to the purchase of materials and for the conduct of surveys and inspections, expenses for the implementation of electrical systems, etc..
Which building renovation works are deductible?
A building renovation is a work that transforms the property, resulting in a building that is wholly or partly different from the original one, provided that the same volume and surface area as the pre-existing one are maintained.
