Giglio island is the second biggest island of the Tuscan archipelago. It can be reached by ferry-boat from Porto Santo Stefano in 55 minutes. It takes about one hour and a half by car to reach the main airports of Pisa, Florence and Rome.
Villa I Mirti is a wonderful villa with private access to the sea located in the most beautiful beach of the island.
The main characteristic of this property is definitely the boat arrival. It takes 40 minutes by raft or boat from Porto Santo Stefano, then you moore it and start enjoying the beauty, the privacy and the nature that surrounds this unique villa. Forget normality. If arriving by car is your priority, then this villa is not for you.
The villa is laid out on two levels: the first is surrounded by two terraces, one of 170 sqm with spectacular view on cala delle Caldane and on the Argentario promontory and the other of 60 sqm, next to a covered area where you find an outdoor kitchen.
The first floor comprises a lounge with fireplace, a kitchen, a bathroom, two double bedrooms and a bathroom for a total of 80 sqm. There are three adjacent rooms to be finished for a total surface of 45 sqm that are regularly registered and have a bathroom arrangement.
On the upper floor, besides two amazing terraces, one of 90 sqm and the other of 40 sqm, you find another apartment of 45 sqm with entrance, bathroom and two bedrooms with breathtaking view and access to the terraces.
On the outside there is a tool shed and a woodshed. On the beach an outbuilding of 30 sqm with 3 rooms, used to store a small raft and a faucet to wash beach furniture.
All the principal rooms, namely the bedrooms and the living room, are equipped with air conditioning. The electric supply is on a contract of 4.5kW which can be extended to 6kW. The water supply comes from two sources of potable water collected in the cistern, for over 35m3 and a daily flow rate that varies from 500 to 1,500 litres per day, depending on the season. Connection to the island's water network is also already in place. Internet access is via radio link, which guarantees a speed of around 7MB.
The property is also surrounded by an area of crag land measuring around 2,400m2 with access to the sea via steps and paths made of granite extracted from the now disused nearby quarry. The house is located a few dozen metres from the sea.
Of course, there are more ways to reach the house than by boat alone. In fact, it can also be reached on foot, by leaving your the car at the marina on Cannelle beach and walking up a little way until you come to the footpath to Caldane beach. Having crossed over Punta di Capo Marino (an alternative with access down to the sea), you can walk along the hillside and its slight inclines, brushed by the shrubby lowland scrub, enjoying some beautiful panoramic views along the coasts and coves for 15 minutes (900 metres).
During spring and summer it is indeed very pleasant to tread the further 30km of perfectly maintained footpaths that allow you to walk from one part of the island to the other, all within reach of the house.
For that reason, it would be an oversimplification to speak of a house by the sea, or a summer house, since the intermediate seasons of autumn and spring are perhaps the optimal time for those who love trekking and nature in general to make the most of the island and the house.
