This spacious traditional Italian Village House of about 170 sq. mt. is in a lovely setting in the charming and unspoilt mountain village of Guinadi, which is situated 9 kilometres above the historic old town of Pontremoli, which has many shops, restaurants, museums and also host a local market twice a week.

The house is entered from a cobbled lane via three steps up into an entrance vestibule, which serves as a utility room and can house the washing machine. Off this room is the tiled bathroom with lavatory, bidet, washbasin and half bath with shower over.
Moving through the vestibule, you enter the large dining kitchen, which is nicely fitted with a full range of units and contains an electric oven with gas hob, integrated fridge and freezer. The kitchen is spacious enough to have dining table, chairs, and a sofa, and is heated by a wood burning stove. Beyond the kitchen is a small hallway with front door and under stairs storage space. To the right is a small reception room which could be used for a study, gym or single bedroom.

The stairs lead to the first floor where there is a large sitting room with a wood burning stove where double doors open onto a small balcony with delightful views, off which is a small separate room, which houses a wash basin. This room also has a lovely view from another window at the front of the house. Also on the first floor is another bedroom which is currently being used as art studio.

A second flight of stairs ascends to the next floor where double doors open onto a long veranda running along two sides of the house giving fine views over the village and to the hills beyond. On this floor there are two double Bedrooms. From the large room there are double doors opening into the veranda, off which is a small separate room housing a WC and small wash basin, effectively an en suite room. There is a large loft area which can be accessed from the landing area on this floor.
Although the house doesn't at present have central heating, the village has centralised GPL gas tank and Il Balcone has the pipes from this already up to the house ready for installation of radiators if and when required. Guinadi is set up for broadband internet. There is a spacious outside cantina with electricity which is a very useful for storage e.g. wood for the burners.

PONTREMOLI: Is a city crisscrossed by rivers with ancient bridges. The Piagnaro Castle dominates the city. Inside the museum of stone statues. This property is located about 15 mins from important monuments, squares, typical shops and cultural sites. In Guinadi you can find Bar, Restaurant, Shop and Tennis Club.

BY CAR: The highway exit is only 10 minutes from this property. The city of Pontremoli is located about 55 minutes from Parma, 25 'from La Spezia and Massa, 45' from Viareggio-Sestri Levante-Chiavari, Cinque Terre, 90 'Milan-Bologna-Brescia- Casello Nervi / GE. For ski lovers, around 35 'is Zum Zeri, or in one hour you can reach Cerreto Laghi (RE)

FLIGHTS: Pisa (Galileo Galilei) about 50', Parma (G. Verdi) airport is about 55 ', Bergamo (Orio al Serio) is about 2 hours away.

BY TRAIN: Pontremoli Train Station is about 10 mins away. Rich in connections, it also allows you to reach the seaside resorts in no time.
