In a panoramic position, immersed in the Umbrian Apennines, between Gubbio and Perugia, property currently used as an accommodation facility, consisting of a main farmhouse and two annexes, for a total of approximately 850 m2, with 39 hectares of land and a swimming pool and tennis court that needs some attention.
The main farmhouse, measuring approximately 550 m2 on two floors, is currently divided into five apartments. On the ground floor, the first apartment comprises a large entrance hall, a bedroom which is accessed from the hall, living room with fireplace, large open kitchen, a bathroom and laundry area with access from the kitchen and another room, used used as storage, where a bedroom with bathroom can be created, and an external area with pergola and wood-burning oven.
The second apartment consists of an entrance hall with living area and open kitchen, two bedrooms and a bathroom. The second apartment consists of a living area with kitchenette, two bedrooms, two bathrooms. All the ground floor apartments have an external pergola with a liveable area for eating al fresco and have independent access. Inside the property there are two water cisterns both connected to all the apartments.
The first receives water directly from a natural spring owned while the second can be filled with municipal water. A pleasant relaxation area with pergola has been created above the second cistern. The heating in the main building is powered by hydro-pellet stoves while in the annexes the heating is on LPG. The property includes 39 hectares of land, divided between pastures, woods and arable land, a beautiful panoramic swimming pool, a tennis court and numerous green areas surrounding the buildings, as well as wonderful lavender, thyme, and rosemary plants. There are numerous trekking routes in the surrounding valleys, which allow you to immerse yourself in the Mediterranean scrub and in the spirituality of those places.
