The house
With thick external walls, central heating, a woodburn stove, airconditioning, a brand new kitchen and white-tiled shower room, the house is cool in the summer and cosy in winter, a retreat for all seasons.
A few steps lead to the front door. Inside a small lobby takes you into the main kitchen and living room. The tiny hallway leads to the blue and white-tiled shower room with W.C. and wash hand basin. Upstairs, there are two bedrooms. The main bedroom has a double bed with double aspect rooms and airconditioning. The small second bedroom has twin beds, which can be converted to double. Both bedrooms are simply decorated with fresh white walls and wooden beamed ceilings. Downstairs, from the entrance lobby, steps lead down to a little paved courtyard garden. There is a storage area under the stairs to store logs and garden equipment. A cellar of prox 50 sq m with own entrance is located under the living room and would make an ideal self-contained private appartment or could be connected to the living room with a staircase.
Location
Papiano is equidistant between Perugia and Todi. It is 'real' Italy and the majority of locals are Italian although the village includes also owners of other nationality like British, and Belgians. The village has a good community atmoshere and welcomes newcomers. Nearby there is a sport and community centre, a horse riding centre and golf driving range. There are many restaurants close by including one which has national awards for it desserts! The market town of Marsciano, with a wide range of shops and services, is just 10 minutes' drive away. For keen walkers, there are many white roads around the village with views across the Tiber valley towards the Apennines.

And under 2 hours drive will take you to Florence and Siena with their fabulous cathedrals and collections of Renaissance art or Spoleto and its annual art festival. You will also find some beautiful Tuscan beaches as well as the Piano Grande, an amazing large, flat plain hihg up in the Sibylline hills which, in Spring,is a mass of wild flowers.
