Very interesting construction project with an approved building project for a main house of 319 m² with pool and an already finished, habitable outbuilding of 98 m².

The plot of 18,783 m² is situated in a very beautiful and dominant panoramic position in south-western orientation and close to a small picturesque village, in a quiet isolated position and only about 10 km away from the cultural town of Spoleto.

The building project is intended as an energy-saving house (A-class) and its appearance fits in very well with the local architecture, in parts as a stone house. Large window openings and modern building services and room layout give the property the flair of an architectural house and allow the owners to enjoy the beautiful view from the interior as well.

The interior fittings and choice of materials can be adapted to the needs of the new owners, and the intended style can be seen very clearly in the already completed guest house.

The already completed outbuilding consists on the ground floor of a living room with kitchenette, a bathroom and access to a terrace, which extends the living area in many months of the year. An interior staircase leads to an open gallery to the sleeping area, also on this level there is a second bathroom and a storage room.

The planned layout for the main house is as follows: Due to the slope and the access from the mountain side, one enters the house on the upper floor and reaches a gallery, which opens the view over an air space to the ground floor. From the gallery, there is access on two sides to two bedrooms with en-suite bathrooms; one of the two bedrooms also has a walk-in wardrobe. From the gallery, a staircase leads to the living room (with fireplace), which extends into a conservatory towards the garden and provides access to a terrace area. From the central living room, one side leads into the eat-in kitchen, behind which there is a pantry and a guest toilet. On the other side of the living room is the third bedroom of the house, which also has its own bathroom and direct access to the outdoor area.

From the terrace area, a staircase leads to the slightly lower pool, the guest house and the garden. The almost 2 ha large plot has a very beautiful tree population, an own olive grove and a lot of further potential for design.

The planned construction costs for the completion of the main house, the pool and the terrace areas are approx. Euro 700.000. As this is a project for an energy saving house (A-class), a modern house technology with heat pump, triple glazing, controlled ventilation, underfloor heating and a very good insulation of walls, roof and floor slab is planned.

The team of architects and a construction company are ready to realise the building project and to supervise the construction. Due to the already approved project, the building works can start quickly.

The good location makes it possible to quickly reach many of the well-known Umbrian towns such as Spoleto, Montefalco, Trevi, Spello, Bevagna, Foligno and Assisi. Rome is 140 km and Perugia Airport is 58 km away.
