LOCATION
Villa Leonardo is a historical residence dating back to the 12th century. The renovation has preserved its charm intact, enhancing its strengths for hosting events. The farmhouse, immersed in the tranquil Umbrian countryside, dominates the valley and the sinuous hills that surround it, enjoying a 360° view. The infinity pool on the horizon is the perfect place to appreciate the wonderful sunsets. The hall with ancient beams and suggestive fireplaces comfortably accommodates up to 200 guests. Its privileged position allows you to easily reach the city of Todi with its famous historic center, a small town pervaded by a timeless atmosphere. In addition, Villa Leonardo is located a short distance from the international airport of Perugia, facilitating travel and excursions outside the region. For daily necessities, a supermarket is easily reachable in a few minutes by car, guaranteeing a comfortable and practical stay.

GARDEN AND OUTDOOR SPACE
The complex is organically developed on a fenced area of approximately 2.5 hectares, of which 1000 square meters are occupied by a large parking lot for about 80 cars and 2 tour buses. The parking lot is partly paved with concrete finished with quartz and partly with gravel from the roads. The remaining part (besides the building area) is occupied by the garden, the swimming pool with its solarium and the helipad, which is perfectly accessible from the parking lot and very close to the building.
A swimming pool of a fair size has been built outside, with a water surface of 108 square meters and a depth of 1.4 meters. The swimming pool is equipped with an overflow system with a compensation tank located in the basement. All the external areas, including the solarium and the various walkways, have been paved with travertine slabs. The swimming pool has a structure, already mentioned above, which can be used both as a shaded area and as an area for serving breakfast and outdoor dinners, given the presence of a large barbecue a few meters away.

INTERIOR LAYOUT
Basement: The basement was built later to improve the usability of the building for hospitality purposes. It includes:Toilets (with hopper windows) for staff and guests,Technical rooms such as a heating system, cooling system, water system, and storage rooms; The basement is divided into two functional areas:
a) Catering area:
Storage room for non-food products, Sanitation unit, Storage rooms for furniture and food, Technical room, Staff toilets, Hallway and pantry connected to the upstairs kitchen by a dumbwaiter
b) Guest toilets:
The internal height of these rooms is 2.70 meters, and the total area of the basement is 344.79 square meters.

Ground Floor: The main load-bearing structures on the ground floor have been preserved, including the brick arches in the center of the building. The following rooms have been built:
Dining room, Hallway, Staff changing room, Staff toilets, Kitchen, Bedroom for disabled guests, Disabled toilet, Warehouse for raw materials and perishable goods
All rooms comply with health, urban planning, and administrative regulations. The internal height of the rooms is 2.95 meters, with wooden beams and tiles. The toilet for disabled guests has forced ventilation to the outside and is located on the ground floor to be easily accessible and free of architectural barriers.
The kitchen has adequate windows and a hood for collecting fumes that is ducted to the roof. The floors are made of old brick tiles in a herringbone pattern. The surface area of the ground floor is 356.61 square meters.
Recently, a mobile and removable structure has been built near the kitchen. It consists of wooden columns with a lamella wood roof and is delimited by three walls.
This structure was built by the manager of the Hermitage and is temporary to improve the functionality of the building and the kitchen, even in bad weather.
The surface area of the pergola is 49.00 square meters.
A similar structure is located near the swimming pool and can be used to protect musical instruments during parties or events. However, its construction type and materials used show that it can be easily removed considering its temporary use by the manager.The temporary structures consisting of various sand-colored PVC gazebos (see photographic documentation) were installed by the manager of the building and can only be used in case of necessity or for special events, including cultural events (conferences, concerts, and other related events) due to the general quality that the structure offers.

First Floor: The first floor is accessed, as originally, by two external staircases. It houses 8 bedrooms, each with its own private bathroom, and 1 suite. The internal height at the eaves is 2.45 meters, and the average internal height of the floor is 2.95 meters. The sloping roof is made of beams, wooden joists, and exposed terracotta tiles. Some toilets have windows in accordance with regulations, while others have forced ventilation to the outside. The floors are made of parquet.The surface area of the first floor is 280.54 square meters.

The building, as it appears today, is the result of a careful renovation. Once an ancient settlement, partly ecclesiastical (chapel and curate's residence) and partly rural (farmers' dwellings), located at the center of a large agricultural estate.
The renovation preserved all the original features of the building, enhancing the valuable elements and characteristics typical of the ecclesiastical-rural settlements that dot the Umbrian countryside. Not surprisingly, Villa Leonardo is included in the list of the Umbria Region as a building conforming to the architectural typology of Umbrian buildings.
During the renovation, it became necessary to add a basement, accessible via an external ramp, to guarantee the services necessary for the functionality of the structure.
