Tramonto sul Niccone is a 17th century farmhouse restored in 2014 to a very high standard with a 14.5 x 5-meter pool with an infinity edge, lights, solarium plus a large pergola and a west facing stunning view over the Reschio Estate and Niccone Valley with perfect sunset. There are 11.5 hectares of land consisting of a generous garden area protected with an electric fence from roaming wildlife, hectares of arable fields, woodland and a producing olive grove. There is a second large pergola with a retractable roof for dining while enjoying the breathtaking views.  
The main house is on two floors.  On the ground floor there is a double-doored entrance hall, a dual aspect living room with a large open fireplace in old 'pietra serena' stone, a second dining room within the double height galleried staircase, and a library with full height painted oak bookcases and a corner fireplace also in pietra serena.  The south side of the ground floor has the open plan fully equipped modern kitchen and large principal dining room of 52 square meters (560 square feet), with three glass walls of folding doors giving extraordinary natural light and open access to the gardens. The ground floor is completed by a double bedroom with arched french windows to the garden and an en suite shower room and WC , plus a guest cloakroom WC accessed from the main entrance hall.

Access to the property is via a 0.8km private white gravel road accessed via 1.7km of excellently maintained public white gravel road.  Perugia Airport is 45 minutes away, Mercatale di Cortona is just 11km, and for the big shopping trip Umbertide takes 25 minutes.  The award-winning Reschio Estate with its restaurants and bars is 6km from the house.  The property offers complete privacy, with neighbours only visible in the spectacular far-distant views across the valley.
