Porchiano del Monte is a pretty village of 600 people.  It has a  grocery and food shop, Newspaper shop,, bar, and post office.
It offers a peaceful location with amazing  360° views over the surrounding countryside.

In the summer more than one festival is organised in the local wood. Hereit  is also possible eat pizza and local dishes. These  events are usually held at the weekend and offer a geat atmosphere with live music.
Several events like Presepe Vivente (alive Nativity scene) are organised by the local people.
Porchiano has been choosen by a lot of foreign people and artists, precisely for  its' particular position and charm.
There are many options for  walking  or bike rides,  through the woods or in the surounding countryside.

Porchiano is ideally located as a base to visit  all the fantastic places that central Italy has to offer.
It's well situated to visit the many places on the  the west coast for example Versilia in Tuscany (85 km) or Tarquinia in Lazio (85 km).
The Lake of Bolsena is  49 km. Orvieto, Civita di Bagnoregio, Narni and a lot of other places are very easy to reach.

Amelia offers:
Several supermarkets, Banks, Chemist, Bars and restaurants, Gelateria, Hardware store, an electrical items shop , local wine and food and generally a wider shopping choice.

Giove offers:
A good supermarket., a Bank, Chemists, Hardware store,  a store offering furniure and  whie goods, several bars and restaurants.
Locally it offers high quality  locally produced wines at Le Crete  and Sandonna.

THE HOUSE
It's located in the historical centre of Porchiano del Monte, at 20 mt from the main square,and  where it's possible leave the car.
It's a typical house of the Italian historical centres, on 3 floors for a total of about 110 meters square (about 35 meters square each floor).
The buiding is partially restored, so it's possible to finish following the different requirements.
It has 2 entrances, so there is the possibility to divide the ground floor from the rest of the house.

Ground floor
The  ground floor is a great rustic  space, full of potential. with its' original stones walls, and  wooden ceiling. This floor would need to be  restored. It is full of original features and  it's charming to imagine how it would have been used in the past as a place to eat with family an friends.
Other options of how to use this space could be  to open a workshop, a studio or a shop, or also rent it out, as the benefit being that it can be completely independent of the main house.

First Floor
The first floor offers a lovely large ,light, and airy open space with 2 windows (new) and a fireplace.
The options could be  to convert this space in 2 bedrooms, each with a window, or leave it as a living room/bedroom area.

Bathroom is equipped with a  shower, wash basin , bidet and toilet.
 The other room other is to put the staircase to go up to  the second floor and also for wardrobes.

Second Floor
The second floor is one of the best points of the house, a large ariry space with  glass doors to the terrace (3x3m).
The roof has been completely renewed,  the ceiling is in wood,  and the flooring is new stoneware tiles.
The options for this space would be to use as the  living room/kitchen, giving the option to eat alfresco on the terrace. Alternatively this could become a bedroom..
The French-doors to the terrace are new. The tiles and everything in the terrace, were renewed at the  end of 2014.
A small room is also on this floor, laundry/boiler/storage  the case of this aea beinf used a a living room/kitchen or as a wardrobe if used as a bedroom.
