The Farmhouse :The typology is typical of buildings with an almost square plan, on two levels and with a hipped roof that rests on the perimeter walls and the central plug wall. Renovation
After years of complete neglect in 2019 a Roman architect buys it with the aim of making it his and his wife's residence.
The old flat tile and pantile roof (180 sq. m.) is being completely redone, but leaving the structural scheme of the primary warping with the iron beams unchanged.The roof is finished with chestnut rafters and planks, insulation, waterproofing, and the laying of the tile covering (ashlars and tiles).
The old tiles will then be used for the ground floor flooring.
An internal staircase was built to allow internal connection between the ground floor and the first level.
On the first floor in the two large bedrooms, taking advantage of the considerable height (almost 6 ml. At the ridge), two wooden mezzanines served by the respective staircases, also made of wood, were made.
The floor of the ground floor is made using the old terracotta tiles recovered from the roof That of the first floor, which rests on a beautiful vaulted ceiling, is made of a fine terracotta tile that has been preserved and restored. Suitable earthquake-resistant design has been delivered for all structural work.
Heating system
For heating, we opted for a radiator system sectioned by floor fed by two different energy sources: LPG and wood.
The LPG, which sits in a 1,000-liter underground tank, supplies a 30-kw Vaillant condensing boiler for heating and domestic hot water production. Alternatively, a 15.5-kw Nordic wood-burning stove has been installed, which, through a heat exchanger, feeds the same radiator system.
There is also a wood-burning stove, also from Nordica, in the large first-floor living room.
For hot water there is a vaillant “emptying” solar thermal system with a 250-liter boiler.
Sanitary water system
The system is made for four bathrooms, two kitchens and outdoor faucets. Water is supplied by the municipal waterworks and passes through a salt softening system placed in the technical room upstream of all users and internal circuits.
