Description
The property for sale is a small wine and olive farm in a unique location on the southern slopes of a mountain between Chiusi and Orvieto in Umbria.
The country estate, originally part of a larger landholding, was acquired by the parents of the current owners in 1987. The vineyard of about 1 ha, consisting of the red vines Sangiovese, Cabernet Franc, Cabernet Sauvignon and the white varieties Trebbiano Toscano as well as Grechetto, was planted at that time and the population of olive trees was increased to about 400 trees. The historic but dilapidated residential house was lovingly rebuilt from then on and modernised to the standards of the time. A wine cellar and two outbuildings were added.
The farm was operated until recently. In the best of times, about 2,000 bottles of red wine and 400 bottles of white wine were produced per season, labelled and sold with the IGT (Indicazione Geografica Tipica) classification. Up to 350 litres of the high-quality, cold-pressed olive oil were produced when the harvest was good. As the owners had to reduce their workload for reasons of age, production was reduced more and more and as a result the vineyard as well as the wine production continued to be looked after by a local oenologist in the form of a "lease and transfer agreement", who produces the wine she sells from these grapes, among others. This fruit enjoyment agreement is in place until 12/2025.
Olives are currently harvested by the family with the support of local helpers, cold pressed and sold after bottling in 5 L canisters.
On part of the originally terraced agricultural land, a "tartufaia" (truffle plantation) was established after 1987 as part of a project supervised by the University of Perugia. Young trees covered with truffle spores were planted. The truffle, mainly "scorzone", a black aromatic summer truffle, has since spread well in the fenced area and is still harvested in small quantities with dogs and used mainly for own consumption.
The country house: The ground floor, originally used for stables, and the upper floor of the historic farmhouse, which was reserved for residents at the time, were carefully converted into a residential house in 1987/1988. On the ground floor there is a spacious living room with a south-facing covered terrace, a dining room, a kitchen, a utility room, a guest toilet with shower and a former spacious stable area, which is used as a technical room, utility room, workshop and storage room.
On the upper floor there are four bedrooms, two bathrooms with WC and a room used as a "magazzino" (currently a workroom for bottling and storing oil).
The country house has been preserved in its original architectural style with exterior walls of natural stone and roofs covered with terracotta tiles. The agricultural outbuildings such as cellars, canopies for tractor, trailer, plough and other agricultural equipment were built with tuff bricks and roofs also covered with terracotta tiles. The house and the technical installations have been continuously maintained and cared for over the years.
A small swimming pool was built to the south of the terrace.
Because of the private woodland, a lump wood heating system was installed. In recent years, however, the heating system has been supplemented with a gas burner for reasons of comfort. There are some solar panels for producing hot water. The water supply for the house and the agriculture is secured by a private well and an additional storage cistern. The waste water is fed into a biological septic tank, which is disposed of at regular intervals.
For the current owners it is almost impossible to manage the property due to their personal circumstances and the distances to their own places of residence. The siblings therefore agreed to offer the entire property including machinery and equipment for sale.
